Full Transaction Coordination Services

Contracts- We will review the contracts and all paperwork for accuracy. We will ensure you are compliant with your broker. ALL negotiations are between you and your client. Collect missing signatures/Exhibits. Collect signatures for Disclosures/ABADs.

Introductions- We will send an email and/or schedule a call with all involved parties (For Example: Your Buyer/Seller,  Buyer/Seller's Agent, Lender, Closing Attorney) to introduce ourselves. Send copy of contract to all involved to parties. Send ALL important dates to all parties.

Inspections- We will schedule the Home inspection and Termite inspection and send calendar invites to all parties.

Closing Date and Time-We will schedule the closing with the attorney and send a calendar invite to all parties.

Amendments-We will send amendments for signatures and upload.

We will send due diligence reminders.

We will create the Commission Agreement, send for signatures, and send to attorney.

We will ask for copy of Earnest Money and upload for compliance.

We will order the Home Warranty and send to all parties when applicable.

We will follow up on appraisal with lender.

Prepare Utility Sheet and send to buyer.

Submit your Pay at Close request with broker. Proof DA for accuracy and forward to attorney.

Ask for repair receipts.

Schedule walk through.

Send 5, 3, and 1 day Closing Reminders.

Ensure Preliminary CD is received prior to closing.

Upload ALTA for compliance. Upload F118. Update GAMLS and FMLS.

Update agent's database.

• Lead Based Paint signed by seller

• Dekalb Plumbing Disclosure signed by seller

• Upload all required listing documents to Broker's compliance system
